· What public transit options and routes serve the property? JTA’s Fixed Route Bus Service has a stop located 0.4 miles from the community (Baymeadows Rd).

· Is this apartment community quiet? What factors affect noise levels? Our residents often praise our community for being quiet and peaceful. In apartment living many factors can affect noise and management is always available to assist in any noise-related complaints if they arise.
· Are there quiet/floorplan options or buildings that face away from busy streets? We are “tucked away” off of Southside, so our buildings do not directly face the street. We do have buildings with premium views—courtyard, pool, and lake., to provide a more attractive view from your home.

· How responsive is on-site management to resident requests? Communication from residents will be responded to within 24 hours.
· What is the average response time for maintenance requests? Standard maintenance requests are completed within 24 – 72 hours; emergency maintenance is 24/7 response time.
· How do residents submit maintenance requests (portal, phone, email)? Residents are encouraged to submit maintenance requests via their Resident Portal, but are also able to do so via phone, email, or text.
· Who handles after-hours emergencies and how are they reached? Residents can call our office phone number and follow the voice prompts (option 3 for emergency maintenance) to leave a voicemail. Our maintenance technician then receives the call and will call you back to confirm that they will be dispatched to the community.
· How often are common areas cleaned/serviced? Common areas and amenities are cleaned weekly by a professional service.
Maintenance & Upkeep
· What kinds of maintenance services are included vs. billed separately? All maintenance services are no-cost to residents (assuming it is not related to resident-caused damage).
· Are appliance repairs, HVAC service, pest control included or separate? Pest control service is billed at $3.00/mo. to residents. Other repairs or third-party vendor services are at no cost to residents (assuming it is not related to resident-caused damage)
· How are preventive maintenance and property landscaping handled? Preventative maintenance is handled by our Groundskeeper and maintenance team with regularly scheduled property inspections. Property landscaping is completed weekly by professional service.

Pricing, Fees & Availability
· What is the current rent range and typical specials? Rents can vary but generally range from $1,150.00 to $1,550.00. We offered a preferred employer program with a monthly discount. Typical specials can vary from gift cards, reduced/waived fees, and rental discounts.
· What fees are required at move-in (application, admin, pet, parking, security deposit)? Application fee is $50 (per applicant over the age of 18), administrative fee is $150 (per lease, not individual applicant), pet fee is $400/$550 (one / two pets). Security deposits range from $300, one-half month’s rent, or one-full month’s rent depending on screening results.
· Are utilities included? If not, which utilities are tenant responsibility and approximate monthly costs? Trash is billed at $23.00/mo. to residents for our trash compactor service. Water & sewer is billed using RUBS (Ratio Utility Billing System). Average usages can vary for many reasons but tenants can expect approximately $50 monthly for this utility.
Floorplans & Unit Details
· What floorplans are available and what are their square footages? 1-bedroom floorplans are: Glenhaven (608 – 624 sq. ft., Crestwood (776 – 800 sq. ft.), Glenwood (888 – 908 sq. ft.). 2-bedroom floorplans are Woodhaven (1046 – 1067 sq. ft.)
· Which units have in-unit laundry / balcony / storage / upgraded finishes? All homes include full-sized washer and dryers. We do not offer balconies or storage. Our newly renovated “Premium” homes include new stainless steel appliances, faux-granite countertops, beautiful espresso-colored cabinets, and more!
· Are short-term or furnished leases available? We offer leases from 7 – 12 months. There are no furnished leases.
Amenities & On-Site Features
· What amenities are included (fitness center, pool, coworking, parking)? We have a fitness center, two pools, tennis/pickleball court, racquetball court, dog park, and a playground. Parking is first-come, first-served and at no additional cost to residents.
· What are amenity hours, rules, and any reservation requirements? Our fitness center is accessible 24/7 and outside amenities with dawn – dusk hours. Rules signage is posted at each amenity. We do not allow for private reservations of the amenities.
· Is there on-site parking, assigned spots, or guest parking? Any fees? There are no assigned parking nor costs associated with parking on-site.
Work-from-Home / Professionals
· Are these apartments suitable for working professionals? (internet reliability, workspace options) Our apartments are serviced by Comcast/Xfinity and have ample space for a home-office or workspace.
· Is there on-site business center, package room, or quiet coworking space? We do not have an on-site business center, package room, or additional workspaces outside of your home.
· What is the typical internet providers and average speeds? Comcast/Xfinity is our internet service provider and speeds can vary based on your chosen plan.
Safety & Security
· What security features are on-site (gated access, cameras, lighting)? Our vehicle gates are equipped with license plate cameras. Each building has large wall pack light as well as individual lights at each front door.
· How safe is the surrounding neighborhood? Any recent safety initiatives? We encourage residents to view local Jacksonville crime statistics to receive the most current and accurate information for our area.
Pet & Family Policies
· Are pets allowed? What are breed/size restrictions and fees? We allow dogs and cats as pets. Pet fees are $400/$550 (one/two pets) and a monthly fee of $15.00 per pet. Breed restrictions are Akita, Briard, Borzoi, Bulldog, Cane Corso, Chow Chow, Dobermann, Dogo Argentino, German Shepherd, Great Dane, Husky, Irish Wolfhound, Komondor, Malamute, Mastiffs, Pit Bull, Presa Canario, Rottweiler, Scottish Deerhound, St. Bernaard, Terriers (American, Bull, Staffordshire), Tosa, Wolf-Hybrids, or any mixes of the above breeds.
· Are there family-friendly features (playgrounds, schools nearby, daycare)? We have a playground and are located 0.1 miles from The Learning Experience Daycare. Our schools are Twin Lakes Elementary & Middle and Atlantic Coast High School. The bus will pick up and drop off at the front of the community.
Community & Events
· Do you host resident events or community programs? Examples and frequency. We host monthly resident events as well as seasonal events. Events can be simple DIY/grab-and-go food events, we host a Fall Festival for tenants in October, Summer Pool Parties.
· Is there a resident Facebook/Nextdoor group or communication platform? We do not have a resident group communication platform.
Policies & Lease Terms
· What is the standard lease length and renewal process? Standard leases are 12 months but we offer terms 7 – 11 months as well. Renewal offers will be provided approximately 90 days from the date of lease expiration to review. Lease renewals are completed electronically or in paper if preferred.
· What is the guest policy and subletting policy? Guests are permitted to stay no more than two consecutive days. We do not allow subletting.
· What is the late rent policy and grace period? Rent is due on the 1st and late on the 6th. Late fees are equal to 10% of your base rent and is a one-time charge on the 6th.
Move-In / Move-Out
· What is the move-in/move-out process and required notice? Move-outs are required to provide a written 60-day notice prior to lease expiration. A pre-move out inspection can be scheduled with management to discuss any potential charges or damages. Move-ins will check-in at the leasing office on their move-in day to collect keys and receive a consultation of community information.
· What are move-in day scheduling rules and elevator reservation policies? There are no rules regarding move-in day scheduling. You are welcome to arrive any time during business hours. We do not have elevators.

· Are there accessible units and what features do they include? We do not offer fully ADA accessible homes but do abide by reasonable accommodation and modifications.
· How do residents request reasonable accommodations? Residents may submit a reasonable accommodation request in writing to management.

Antlers is able to offer a quiet, unique neighborhood where you are able to enjoy green spaces and comfortably experience the area without the Southside hustle and bustle. You’ll often see many residents out enjoying amenities, riding bikes, and participating in our community events. We work to offer a community where residents can not only live comfortably, but to grow and thrive while here.
· Why would someone choose this property over others near St Johns Town Center? We are close enough to the St. John’s Town Center (as well as many other popular entertainment and retail in the Southside area) to access quickly, without having to deal with daily noise and disruptions from being so close to the Town Center. We are located within two miles of I-95 and I-295. With us these areas are still easily accessible, while giving you the chance to return to peace and quiet when home.
